- House Construction Update -

Issues Facing the House:
1. Safety / Structural / Systems Concerns – to provide a safe environment for all residents and guests
  • Fire safety – no existing sprinkler system, central fire alarm system, or CO detectors
  • Security – no existing central alarm system
  • Electrical wiring old and in some areas not functioning
  • Plumbing upgrades needed in kitchen and bathrooms
  • Roof is at the end of its life and rafter undermining need to be addressed

2. Campus Construction – we’re being outpaced by our competition
  • Other Greek houses have been remodeled or have been demolished and newly built
  • Georgia Tech residence halls have greatly improved and are more modernized
  • Nearby Atlanta apartments offer students very nice, affordable alternatives

3. Creighton-Vail Hall – design a facility for modern times
  • Update floor plan and rooms for better use of space and improved traffic flow
  • Renovate kitchen with new appliances and bathrooms with new fixtures
  • Incorporate green technologies as suitable to help reduce energy expenses

4. Graduate Brother Involvement - unite all brothers
  • We hope that the project will unite our graduate brothers and strengthen the chapter’s future

Timeline of Progress:
Spring / Summer 2008:
House Corporation completed a formal assessment of our fraternity house. A third party consultant with
expertise in Fraternity and Sorority houses reviewed various factors including the layout, code compliance, and, above all, safety of Creighton-Vail Hall. The physical structure, mechanical, electrical, and plumbing systems were also reviewed. It was found that, while the house is in good shape considering its age (40+ years old), there are issues and concerns that must be addressed. Additionally, building and renovation options for the house were proposed. The consultant team used for this assessment was Richard Wittschiebe Hand Architects, www.rwhdesign.com.

Fall 2008
A Construction Committee was formed to evaluate the results of the house assessment. After careful consideration and much deliberation, the House Corporation believes that building a new house will most effectively fulfill the needs of the fraternity. This decision is based on the major factors listed below.

Spring 2009
The Construction Committee sent a survey to the alumni of Gamma Tau to determine if support of building a new house existed. The results were then shared at Pig Dinner with an explanation of the current progress. The survey results were in overwhelming support of constructing a new house. A review of the survey results can be found on www.gtfijigrads.com.

Fall 2009 to Spring 2010
A Feasibility Study by local capital campaign company The Laurus Group will be conducted, as described in the Fall Update.
